Data & methodology
Public sources, presented with limits.
propOPEN is designed to make one-property-at-a-time public-record research easier. We identify a parcel from an address or parcel identifier, then return available fields from the relevant public source.
Coverage and primary sources
- Los Angeles County: County Assessor and County GIS parcel services; City of Los Angeles building-permit data where applicable.
- New York City: NYC PLUTO, NYC Planning Geosearch, and New York State tax-parcel mapping services.
- Phoenix / Maricopa County: Maricopa County Assessor parcel services and County imagery.
- Dallas County: Dallas Central Appraisal District public property services.
- Washington, DC: District Office of Tax and Revenue real-property services and DC GIS.
- Philadelphia: City of Philadelphia Office of Property Assessment and Department of Records parcel services.
See the public source directory for direct links to the agencies and public portals used as starting points for verification.
Address matching and parcel resolution
A street, suite, tenant, mailing, or building address is not always the Assessor’s primary parcel situs address. When a Los Angeles address is absent from the purchased Assessor index, propOPEN may use an exact City permit-data address match to identify an associated APN, then return the corresponding Assessor parcel. When this occurs, we label the result so the entered address and returned parcel address are not conflated. If an exact supported match is unavailable, we do not guess.
What we do not do
propOPEN does not offer title searches, legal opinions, appraisals, surveys, credit reports, bulk exports, owner-name search, or a guarantee that a field is current or complete. It does not replace the agency responsible for the record.
Updates, errors, and verification
Public source systems can change, go offline, omit fields, or publish corrections after a property record is created. Before relying on a material fact, verify it with the responsible public agency or a qualified professional. If you spot a likely error in propOPEN, contact propopen@outdoorcanvas.net with the address or parcel identifier and a link to the authoritative source.
Owner information and removals
Where a source permits a listed owner to appear, propOPEN applies its publication and suppression rules before showing the record. We provide a dedicated record-removal request for covered people, authorized representatives, and safety-related concerns.
